Terms and conditions of booking and short-term rental of Green Door Apartments
These Regulations set forth the rules of reservation and short-term rental of apartments offered by FUH GRAFIKA Marzena Likus, with its registered office in Oświęcim, 4 Olszewskiego Street, 32-600 Oświęcim, NIP: 549-100-86-04, phone +48 609 642 911, e-mail: pensjonat.greendoor@gmail.com (“Landlord”) and the rights and obligations of the Tenant. The Rules and Regulations are an integral part of the lease agreement concluded through the website https://greendoor-noclegi.pl or other intermediary platforms.
Definition of terms
- Rules and Regulations – a document made available to the tenant, who should familiarize himself with its contents before concluding a lease agreement for apartments at Green Door.
- Apartments – apartments located at 73 Jagiełły Street, 32-600 Oświęcim, intended for short-term rental for up to 4 people in 1 apartment.
- Tenant – an individual or legal entity that enters into an apartment lease agreement.
- Landlord – FUH GRAFIKA Marzena Likus, owner of Green Door Apartments.
- Third parties – are individuals who are not the Tenant but live together with the Tenant in the apartment.
- Internet Service – the website https://greendoor-noclegi.pl, which allows you to book apartments. The owner of the site is FUH GRAFIKA Marzena Likus.
- Rental agreement – is a written agreement between the landlord and the tenant, under which the landlord makes the apartment available to the tenant for use for a specified period of time, and the tenant undertakes to pay a fixed amount for this rental.
- Full Rental Price – the total amount that is specified during the booking process, including all charges under the contract.
§ 1 General provisions
- The Rules and Regulations set out the principles of reservation and short-term rental of apartments offered by the Lessor, including the principles of payment, liability and complaints.
- To use the Website, the following is required: access to the Internet, an installed web browser in the current version and an active e-mail account.
§ 2 Subject matter of the agreement
- The subject of the contract is the rental of an apartment by the Tenant for a specified period of time, selected by the Tenant during the reservation process through.
- The landlord undertakes to provide the tenant with an apartment that conforms to the description on the website or booking portal.
- A reservation made through the website or any other channel implies acceptance of the terms and conditions and the conclusion of a rental agreement.
§ 3 Booking and payment
- The tenant makes a reservation for the apartment through the Website or by emailing pensjonat.greendoor@gmail.com.
- If a reservation is made earlier than 14 days prior to the scheduled arrival, the Renter is required to pay a deposit via Przelewy24.pl in the amount of 30% of the Full Rental Price within 4 business days of confirmation of the reservation.
- If the Renter has paid a deposit prior to the conclusion of the Rental Agreement, on the first day of his/her stay he/she is obliged to pay an additional amount representing the difference between the Full Rental Price specified in the Agreement and the previously paid deposit.
- If a reservation is made 14 days or less before the scheduled arrival, the Renter is required to make a prepayment of 100% of the Full Rental Price within 2 business days of confirmation of the reservation, but no later than the arrival date.
- Settlement of card and e-transfer transactions is carried out through Przelewy24.pl
- If payment is not made within the required period, the Landlord has the right to cancel the rental agreement.
§ 4 Use of apartments
- The tenant is obliged to comply with the rules and regulations, including safety rules.
- Smoking and other tobacco products are prohibited on the premises of the Apartments.
- Bringing pets into the apartments is prohibited.
- It is forbidden to organize loud parties and disturb other guests.
- A curfew is in effect from 22:00-07:00.

§ 5. Apartment handover and lease termination
- The apartment is handed over to the Tenant after the conclusion of the rental agreement, at the earliest. 3:00 pm on the day of the start of the stay.
- On the day of termination of the lease, the tenant is obliged to vacate the apartment by hrs. 11:00.
§ 6. Tenant’s liability
- The tenant is responsible for damage caused in the apartment by himself or his companions.
- The Lessee shall report any defects to the Lessor immediately upon discovery.
- Before leaving the apartment, the tenant and the landlord shall jointly review the condition of the apartment.
§ 7. Cleanliness and order
- The tenant is obliged to take care of cleanliness in and around the apartment.
- Waste should be segregated according to the guidelines posted in the apartment.
§ 8. Security
- The tenant is obliged to take care of the safety and health of people using the apartment, including observing the rules for the use of electrical appliances.
- The tenant is required to close windows and doors and turn off electrical appliances when leaving the apartment.
- The tenant is required to close the windows when the air conditioning is running.
§ 9. Cancellation of reservation
- In case of cancellation 5 days or less before the scheduled arrival date, the deposits and prepayments made are non-refundable.
- In case of cancellation more than 5 days before the scheduled arrival date, it is possible to refund the amount paid in accordance with individual arrangements with the Lessor.
- Cancellation of the reservation should be made in writing (by e-mail).
- Changing the date of booking or changing the Apartment selected in the booking process is possible only by mutual agreement of the parties. In the absence of an agreement between the parties, paragraph (2) shall apply. 1 or 2 above.
§ 10. Procedure for filing and processing complaints
- In the event of any non-compliance with the Rental Agreement for the provision of services, any complaints should be reported by the Lessee to the Lessor or other person acting on his behalf in writing or electronically within no more than 14 days after the end of the stay.
- The landlord shall consider the complaint within 14 days of its receipt, of which he shall inform the tenant in the same form: written or electronic.
- In the case of refusal to accept a complaint, the lessor is obliged to justify in detail in writing or electronically the reasons for the refusal.
§ 11. Final provisions
- The Tenant is not entitled to transfer the Apartment to third parties, regardless of whether the term of the Lease has ended.
- It is also forbidden to provide the Apartment in the form of lending or subletting.
- In case of violation of any of the provisions of the Regulations, the Tenant may be charged an additional fee of PLN 1500.

The Regulations enter into force on the date of their publication on the website.
